Property Management Services

If you own or intend to purchase residential property for rental in bradford or leeds or its surrounding areas, you should consider engaging our property management service. You will find it both professional andcost - effective. As we are specialists, we know how to manage property for optimum performance, whilst ensuring smooth running tenancies, and compliance with the various landlord/tenant laws.

    Our service includes:

  1. Visiting you at your property, and providing a rental valuation and any other advice you may require about letting you property.
  2. Advising you on compliance with the various safety regulations.
  3. Locating suitable tenants. Advertising your property if necessary. However we have excellent contacts with various company and other established personnel as well as a waiting list of applicants.
  4. Accompanying tenant applicants to view the property.
  5. Obtaining and evaluating references and credit checks.
  6. Preparing a suitable tenancy agreement and arranging signature by the tenant.
  7. Collecting and submitting into a government scheme, the tenants deposit bond.
  8. Preparing an inventory of contents and condition.
  9. Checking the tenant into the property and agreeing the inventory.
  10. Supervising the transfer of gas, electricity and council tax accounts into the tenant's name.
  11. Receiving rental payments monthly in advance and paying you promptly, together with a detailed statement from our computerised management systems.
  12. If required, paying regular outgoings for you from the rental income.
  13. Inspecting the property periodically and reporting any problems to you.
  14. Arranging any necessary repairs and maintenance, first liaising with you regarding the cost.
  15. Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement when necessary.
  16. Checking out tenants as required, re-letting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.

We maintain a flexible attitude and are generally able to adapt our service to meet our clients individual needs, for example a part service could be finding a tenant and signing the agreement plus duties you would not wish to do yourself, or leaving duties you are happy to do yourself.

Gardening and or cleaning - this is not included in our service but is chargeable dependent on the extent of the work, we would give you a quotation if required.

We have our own in-house maintenance team who carry out the full range of building trades including gas certification, electrical work, joinery, upvc window and door repairs etc. Quotations are available for all our work and the prices are very reasonable.

IMPORTANT NOTES

Mortgage

If your property is mortgaged you need the mortgagees consent to the letting. They may require additional clauses inserting in the tenancy agreement which you MUST tell us about.

Leaseholds

If you are a leaseholder check the terms of your lease.

The Inventory

It is most important that an inventory of contents and schedule of condition be prepared, in order to avoid misunderstandings or disputes at the end of a tenancy. Without such safeguards it will be impossible for the landlord to prove any loss, damage or significant deterioration of the property or contents. In order to provide a complete service to the landlord, we will arrange for a member of staff to prepare an inventory and schedule of condition.

Energy Performance certification

A property cannot be let without the landlord has this document prepared by a fully qualified Energy Assessor, we can do this for you if you wish and our prices are very low. Please check with us if your property is exempt from this process, this does not apply to property with shared facilities.

The EPC document shows the incoming tenant what the cost of maintaining the services at the building will be and how energy efficient the property is as well as other items. Landlords are required by law to give the incoming tenant a copy of this notice and have them sign for its receipt.

Bonds

If the landlord takes a bond then this money must be deposited into an accredited government scheme and this is included within our full service.

LANDLORDS' RESPONSIBILITIES

IT IS ENTIRELY THE LANDLORDS RESPONSIBILITY TO INFORM THE INLAND REVENUE OF YOUR INCOME AND TO PAY ANY TAX DUE.

For landlords resident outside the UK we are required as agents to deduct income tax at source and an extra fee is payable for this service.

IMPORTANT SAFETY REGULATIONS

All gas appliances should be checked by a corgi registered fitter annually and a certificate obtained.

Electrical safety checks should be done on an annual basis by a qualified electrician.

Furniture must meet the fire regulations safety standards.

General building safety the structure of the building must be safe, no leaning walls etc.

Appliances must be safe and manuals left for the tenants use.
